MOULINAGE du SABLAS - St.Etienne de Serre/Berat/Albania The Moulinage du Sablas is a small scale holiday resort with SWIMMINGPOOL, located in a beautiful part of the Ardeche on the edge of the river Auzene. It offers peace and quiet, a place where you can relax and enjoy nature with ample opportunity for exploring, walking and rambling, swimming in the river and cycling. You can stay here in the 'Gîtes with self catering' or as 'bread and breakfast'. In the grounds are two buildings: the “Moulinage” (a former silk factory) and the “Ferme” (an old farmhouse), with accommodation for our guests. We keep goats who roam and feed freely in the mountains. We make grow our own vegetables and the chickens provide us with daily eggs. We have converted the “Moulinage” into four spacious gites for self catering accommodation: Papillon and Bobine (each 120 sq m), Filature (100 sq m) and Cocon (40 sq m). The thick walls of the building ensure that during the summer the gites are pleasantly cool and the many large windows provide a bright and cheerful atmosphere. The Ferme is the farmhouse approximately 110m upstream. It has been built, like the Moulinage, from local stone, which is typical of the many smallholdings in this area. Originally one part of the Ferme was a corn mill and the other a café for the peasants waiting for their corn to be milled and for passing travellers. We have recently converted it into our largest gite (200sqm). The Moulinage is enjoyable throughout the year. The temperature in spring is ideal for walking and cycling. In summer you can swim in the river, and meals and BBQ’s can be enjoyed outside until late in the evening. In autumn the water level in the river is much higher and you can experience the wild and isolated character of the Ardeche. In winter, when it can be rather cold, you can go skiing in the nearby mountains, which are only one hour’s drive away. In the small building against the garage you find the garden chairs, cushions and parasols. bedrooms3 persons5 surface area200 m² from: n/a till: n/a Price per week € 690,- Le Petit Mas d'Ile - St Germain de Confolens/Berat/Albania THE HOUSE Le Petit Mas d'Ile is an old farmhouse located in the Charente-Limousine, situated in the triangle Poitiers-Limoges-Angoûleme. Although the house has been renovated, much of the old atmosphere has been retained. It has a delightful ambiance with well-furnished comfortable rooms. A full continental breakfast is served and some evenings dinner is available with a good glass wine. It's also possible to make use of the self-catering facilities or to eat out in one of the restaurants in the area. Le Petit Mas d'Ile has a spacious garden, a meadow with animals and an old orchard full of apple, pear and nut trees. The recent expanded latter contains a camp site with 15 places. On the property there is a swimming pool which was renovated in 2007 and swimming is also possible in the river Vienne (about 1000 meters away). THE AREA Le Petit Mas d'Ile is located between the old village of St. Germain de Confolens, with its impressive ruins of a feudal chateau, and the medieval town of Confolens. This town, which still seems to preserve an air of the Middle Ages, is the capital of the Charente-Limousine. It offers today's visitors a wealth of architectural gems, as well as a surrounding landscape of infinite variety rich in woodland, meadows and forests. A wonderful area for nature lovers - walking, rambling, swimming, canoeing. Every year in August, Confolens is full of music, dance and laughter as it hosts an international music and dance festival. This house can be rented completely, but also seperate per appartement. There is no keyholder for this house, the owners live permanent on Le Petit Mas d'Ile. Prices and availability upon request. It was recently renovated to a high standard, emphasizing its old walls, vaulted ceilings and other original features, whilst incorporating all modern comforts. The former loft and garages have been turned into living space. The furniture in the house echoes this mix of old and new. Moreover you will find ample space and comfort, a necessity when sharing a house with twelve people. The farmhouse contains in total six large bedrooms, all with two single or a double bed, and four bathrooms containing spacious showers (one with a large bath) of modern Italian design. Furthermore there is a loft style living room of some 45 m² with adjacent a large terrace overlooking the vineyards towards the Alps. The entrance hall leads to a large kitchen equipped to a high standard, and a separate study. The house has its own telephone and internet connection, whilst an international satellite provides international radio and television. Outside, you will find a separate laundry and utility room. Swimming pool The farmhouse and its swimming pool are situated on a hill overlooking vineyards and wooded hills with stunning views towards the Alps and the more rugged scenery of the Alte Langhe. The position of the house and swimming pool allows you to enjoy the sun from early morning to late in the evening. Old fruit and nut trees, as well as a number of covered areas, provide ample shelter from sun and wind. The swimming pool is fifteen metres long and a large garden surrounding it has been fenced in for safety reasons. This area naturally runs over into a wild flower meadow. A large grass area completes this part of the property that in total comprises some 5000 m². Walking distance One can reach our village on foot via a path that runs along the back of the property.
